A <br />conditional use permit may be obtained provided outdoor sales/display areas are screened <br />from neighboring residential uses, the sales area is surfaced with asphalt or concrete, the <br />sales area does not take up off-street parking spaces as required by City Code, and the <br />conditions of Section 9.03.04 (Conditional Use Permits) of City Code are satisfactorily <br />met. <br /> <br />That the Applicant is proposing to establish a motor vehicle sales operation on the subject <br />property that will include an outside display area. <br /> <br />That the proposed display area is currently hard surfaced with concrete and asphalt. <br /> <br />That the Applicant is proposing to have an outside display area on the site that will <br />accommodate 28 vehicles. <br /> <br />That the City Code requires one off-su'eet customer parking space for every 10 vehicles on <br />display. <br /> <br />That the Applicant is proposing to provide three (3) customer parking spaces and two (2) <br />employee parking spaces. <br /> <br />That the proposed use will/will not increase traffic into and from the subject property. <br /> <br />That the proposed use will/will not be unduly dangerous or otherwise detrimental to <br />persons residing or working in the viciity of the use, or to the public welfare. <br /> <br />That the prposed use will/will not substantially adversely impair the use, enjoyment or <br />market value of any surrounding property. <br /> <br />That the proposed use will/will not be harmonious and in accordance with any specific <br />objectives of the Comprehensive Plan. <br /> <br />That the proposed use will/will not be operated and maintained so as to be ahrmonious and <br />appropriate in appearance with the existing or intended character of the general vicinity and <br />as such will/will not change the essential character of the area. <br /> <br />That the proposed use will/will not be hazardous or disturbing to existing or future <br />neighboring uses. <br /> <br />That the proposed use will/will not be a substantial improvement to the property in the <br />mediate vicinity and to the community as a whole. <br /> <br />That the proposed use will/will not create excessive additional requirements at public costs <br />for public faciliteis and services. <br /> <br />That the proposed use will/will not involve activities, processes, equipment and conditions <br />of operation that will be detrimental to any persons, property, or the general welfare by <br />reason of excessive production of traffic, noise, smoke, fumes, glare or odors. <br /> <br /> <br />
