CASE <br /> <br />REQUEST FOR SITE PLAN APPROVAL; CASE OF MIKE SJOQUIST <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mike Sjoquist is requesting site plan approval to construct a 1,600 square foot cabinet making shop <br />on his property at 7520 149th Avenue N.W. The subject property is zoned P.U.D. and is located <br />on Lot 4, Block 1, Pineview Estates 2nd Addition. As you may recall, Pineview Estates 2nd <br />Addition P.U.D. was approved for development of the lots with a combination of residential and <br />commercial uses. Mr. Sjoquist will be the only full-time employee of the cabinet shop and he is <br />proposing to have one part-time employee. <br /> <br />Observations: <br /> <br />On July 30, 1991, the City of Ramsey received an application for site plan review of Mike's <br />Woodworking. <br /> <br />On August 20, 1991, the Planning and Zoning Commission reviewed the site plan and <br />recommended approval of it with no concrete curb and gutter required on the hardsurfacing. The <br />proposed site plan complies with the terms established in the covenants for Pineview Estates 2nd <br />Addition P.U.D. However, the commercial development on the lots must also comply generally <br />with City Code requirements for commercial developments. City Code requires that in commercial <br />development, travelled areas of a site must be finished with concrete curb and gutter. The <br />consensus of the Planning and Zoning Commission was that development of this unique PUD on <br />the south side of 149th without concrete curb and gutter will blend in better with the regular <br />residential properties on the north side of 149th. <br /> <br />The following items axe enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />Review letter dated July 31, 1991 <br />Proposed site plan development permit <br /> <br />Recommendation: <br /> <br />City Staff and the Planning and Zoning Commission recommend site plan approval. <br /> <br />Council Action: <br /> <br />Motion to: <br />Approve/deny Mr. Mike Sjoquist's request for site plan approval contingent upon <br />compliance with the City Staff review letter dated July 31, 1991. <br /> <br />Review Checklist: <br /> <br />CC: 8/27/91 <br /> <br />City Adminismator <br />City Engineer <br />Zoning Administrator <br /> <br /> <br />
