CASE REQUEST FOR FINAL PLAT APPROVAL OF NORTHFORK POINT ADDITION; CASE OF NORTH FORK, INC., DENNIS PECK By: Zoning Administrator Sylvia Frolik Background: Dennis Peck is requesting final plat approval of Northfork Point Addition. The plat consists of 60 acres proposed to be subdivided into two outlots and 20 single family rural residential lots. Ouflots A and B are proposed to be conveyed to the Homeowners Association as common open space. The following items are enclosed for your information: a) b) c) d) e) Site location map Proposed final plat City Staff review letter dated September 18, 1991 Proposed development agreement Proposed resolution granting final plat approval Observations: On April 25, 1991, the City received an application for North Fork, Inc. for'the plat of Northfork Point Addition. On May 7, 1991, the Planning and Zoning Commission conducted a public hearing and recommended City Council approval of the preliminary plat with a variance to name the street something other than "Yak" as required in the City's grid pattern. On May 28, 1991, the Ramsey City Council granted preliminary plat approval to Northfork Point Addition in accordance with the recommendations of the Planning and Zoning Commission. Northfork Point Addition is subject to the Northfork Park Dedication Agreement Addendum dated May 9, 1989, and therefore does not require a review by the Ramsey Park and Recreation Commission. In accordance with that agreement, the area to be planed as Northfork Point is not subject to any park dedication requirements. i I I I I I On August 19, the City received a request for final plat approval of Northfork Point Addition. Recommendation: City Staff recommends final plat approval of Nortlffork Point Addition.
