We have reviewed <br />the above submittals and offer the following comments: <br /> <br />General: The proposed plat is zoned Planned Unit Development (P.U.D.) <br />and contains approximately 60 acres proposed to be subdivided into 20 rural <br />residential lots and two out. lots. <br /> <br />Lot Sizes: In accordance with the Northfork Preliminary Plan dated <br />February, 1990, the lots within the subdivision need to be a minimum of <br />one acre in size and have a minimum street frontage of 160 feet, except cul- <br />de-sac lots. There will be no lots less than one acre in size within this <br />subdivision and all non cul-de-sac lots meet the 160 foot minimum street <br />frontage. The City's shoreland zoning ordinance requires all lots lying <br />within 1,000 feet of the shoreline of Lake Itasca to have a minimum of <br />80,000 square feet of area. Lots 6 through 10, Block i, are subject to the <br />ordinance and meet the minimum requirements. <br /> <br />Outlots: The developer is intending to dedicate Outlots A and B to the <br />Northfork Homeowners Association as common open space. <br /> <br />o <br /> <br />Variances: In accordance with permission granted at preliminary plat <br />approval, Yak Street shall be renamed to York Street. <br /> <br /> <br />
