The proposal consisted of two sheets drawn by <br />John Oliver & Associates, Inc. We issued a review letter noting necessary <br />corrections in the plat and on September 16, 1991, we received a revision of Sheet <br />2 of 2. We offer the following comments: <br /> <br />General: Per the approved prehminary plat, Windemere Woods consists of <br />approximately 37 acres to be subdivided into 52 urban residential lots. In <br />accordance with Term #22 of the Development A~eement executed for <br />Windemere Woods in May of 1991, the request for final plat approval <br />applies to Phase 1 only. Phase I consists of 28 lots. <br /> <br />Lot Sizes; A minimum lot width of 80 feet (90 feet on comer lots) and a <br />minimum lot area of 10,8000 square feet is required by ordinance. Ail lots <br />in Phase 1 subject to these standards are in compliance. Block 1 is affected <br />by a general development lake, Ramsey Terrace Pond. The lots a~acent to <br />this lake must have a minimum of 15,000 square feet, a minimum 75 foot <br />lot width at the water frontage line and a structure setback of 50 feet from <br />the ordinary high water mark. All lots appear to meet the minimum area and <br />width requirements. However, the ordinary high water mark has not been <br />designated as such and whether or not the lots can meet the 50 foot structure <br />setback from ordinary high water cannot be determined. <br /> <br />Outlot$: Ouflot A is for subdivision into future phases of Windemere <br />Woods. Ouflot B should be dedicated on Page 1 of the plat as drainage and <br />utilib' easement. <br /> <br />Grading and Drainage Plans: A grading and drainage plan dated September <br />9, 1988 reflects the most current such plan for this development.
