I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />I <br /> <br />CASE <br /> <br />REQUEST FOR REVISED FINAL PLAT APPROVAL OF <br />HUNTERS RIDGE PLANNED UNIT DEVELOPMENT (P.U.D.); <br /> CASE OF GERALD BAUER <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />On June 11, 1991, the City Council granted final plat approval to Hunter's Ridge P.U.D. The plat <br />consisted of approximately 200 acres and was approved to be developed as a Planned Unit <br />Development containing 75 rural residential lots. On August 13, 1991, the City Council granted a <br />revised preliminary plat approval of Hunter's Ridge. The proposed revisions to the plat were <br />precipitated by the developer's request to realign the street layout in the plat in order to avoid areas <br />of mature u'ee growth and drastic topographic changes. <br /> <br />In summary, the proposed revisions to the street alignments are as follows: a) Tiger Street would <br />be realigned 10 feet to the east; b) the Wolverine Street cul-de-sac would be realigned very slightly <br />to the west; c) 167th Avenue N.W. would be realigned approximately 70 feet to the north; d) the <br />creation of two short cul-de-sacs; e) the connection with Baugh Street will be a northwesterly <br />extension of Andrie Street rather than a westerly extension of 168th. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map d) <br />b) Approved final plat e) <br />c) Proposed revised final plat (2 sheets) f) <br /> <br />City Staff Review dated 10/2/91 <br />Proposed resolution <br />Proposed development agreement <br /> <br />Observations: <br /> <br />The above described changes result in the plat containing 77 lots versus the 75 approved in the <br />previous final plat. The park dedication for the plat was satisfied with land dedication. Therefore, <br />the two additional lots would not cause a change to the park dedication due. <br /> <br />Recommendation: <br /> <br />City Staff recommends rescinding the previous resolution granting final plat approval and <br />approving the revised final plat for Hunter's Ridge. <br /> <br />Council Action: <br /> <br />Motion to: <br />Rescind Resolution g91-06-139 granting final plat approval to Hunter's Ridge P.U.D. <br /> <br />Motion to: <br />Adopt Resolution 4/91-10-. <br />P.U.D. <br /> <br />granting revised final plat approval to Hunter's Ridge <br /> <br />Review Checklist: <br /> <br />CC: 10/8/91 <br /> <br />City Engineer <br />Zoning Administrator <br />City Administrator <br /> <br /> <br />
