The <br />submittal consists of three sheets prepared by Lot Surveys Company, Inc. and dated as received by <br />the City on October 2, 1991. We offer the following comments: <br /> <br />1. The plat consists of approximately 200 acres and was granted final plat approval on August <br /> 13, 1991 for 75 rural residential lots. <br /> <br />On August 13, 1991, the City granted a revised preliminary plat approval to Hunter's <br />Ridge P.U.D. for revisions to the street layout presented with the final plat approved on <br />August 13, 1991. The proposed revision to street layouts and subsequent revised <br />preliminary plat approval was precipitated by the developers desire to avoid areas of mature <br />tree growth and drastic topographic changes. <br /> <br />The proposed final plat conforms significantly to the revised preliminary plat of August 13, <br />1991. The revisions summarize as follows: Tiger Street has been realigned sLightly to the <br />east, Wolverine Street cul-de-sac has been realigned slightly to the west; 167th Avenue has <br />been realigned to the north; the creation of two short cut-de-sacs; the connection with <br />Baugh Street to be a northwesterly extension of Andrie Street versus a westerly extension <br />of 168th. <br /> <br />The revisions to the plat resulted in the creation of two additional lots; therefore, the plat <br />will consists of 77 lots versus 75. <br /> <br />o <br /> <br />A grading and drainage plan has been submitted. Said plan should be modified to include <br />the house pad elevations. <br /> <br />6. Outlots B and C should be dedicated on the plat as drainage easement. <br /> <br /> <br />
