The CITY will install in the Plat. as <br />Stage II Improvements street/txaffic signs and street seal coating. DEVELOPERS <br />will pay to the CITY an amount equal to 100% of the City Engineer's estimated <br />construction cost of these items prior to recording of the final Plat. The cost of <br />these items is as follows: <br /> <br />Street Signs $ 800.00 <br />Street Cleaning $ 300.00 <br />Street Light $ 2,400.00 <br />Traffic Signs $ 600.00 <br />Seal Coating $16,300.00 <br /> <br />Total: $20,400 <br /> <br /> IV. <br />PERMITS AND OCCUPANCY: <br /> <br />Other Permits. The DEVELOPERS shall provide to the CITY a copy of all <br />required land development/environmental permit(s) and permit requirements from <br />all other governmental agencies including U.S. Army Corp of Engineers and <br />Department of Natural Resources. <br /> <br />Plat Recording. The Plat shall not be released for recording until the City <br />receives acknowledgement from Anoka County that the access of Tiger Street onto <br />County Road #83 is acceptable. <br /> <br />.Requirements fgr B1jilqline Permits. No building permit for an), lot in the <br />Plat shall be issued until (a) vehicular access to the lot is provided including the <br />installation of Class V material on all streets in the Plat; (b) site plan approval is <br />granted by the CITY and any additional expense incurred in giving site plan <br />approval has been reimbursed to the CITY; (c) a Certificate of Survey including <br />that information required by the CITY has been supplied to the Building Official, <br />and the financial guarantees required by paragraphs six (6) and twelve (12) above <br />park dedication have been satisfied. <br /> <br />The CITY reserves the right to den), issuance of a building permit, particularly for <br />the construction of walkout type structures, until the developer submits and the City <br />Engineer approves a modified granddng and d.ra~nage plan which specifies house <br />building pad elevations. <br /> <br />PARK DEDICATION: <br /> <br />Land Dedication and Cash Payment. Park Dedication shall be satisfied by <br />the DEVELOPERS dedicating lahd as shown as park on the final plat map. The <br />dedication of this area, approximately 20.01 acres, shall meet the total land required <br />by the CITY for the PUD.
