City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 · {612) 42.7-1410 <br /> <br />October 11, 1990 <br /> <br />Mr. Bemerd Vevea <br />Ve-Ve, Inc. <br />14047 Azurite Street N.W. <br />Ramsey, MN 55303 <br /> <br />Dear Mr. Vevea: <br /> <br />I have reviewed the site plan submitted for your proposed addition and offer the following <br />comments for use by yourself and the Ramsey Planning and Zoning Commission. <br /> <br />I) Zoning: The property is zoned I-1 Industrial as are all adjacent properties. <br /> <br />2) <br /> <br />Setbacks: Setbacks for all buildings are in compliance with code requirements for the <br />industrial district. <br /> <br />3) <br /> <br />Lot Coverage: The permitted lot coverage within the I-1 Industrial District is 35% The <br />existing structures cover 14% of the lot area. The proposed expansion of this facility <br />would increase lot coverage to 20%. <br /> <br />4) <br /> <br />Parking: In industrial zones, one parking space is required per employee on the largest <br />shift. Based upon verbal information provided by the applicant 12 employees are <br />anticipated, thus 12 par-king spaces would be required. Individual parking stalls have not <br />been identified on the site plan, however, there is sufficient area along the north property <br />line for 15 stalls or more. <br /> <br />5) <br /> <br />Site Acc. ess: Site access will remain unchanged as a result of this addition. Internal traffic <br />patterns are well designed and can handle semi-truck operations. However, the curve of <br />driveway around the southeastern corner of the site could be flattened to better <br />accommodate semi turning movements. <br /> <br />6) <br /> <br />Loading Facilities: One loading facility is required for this facility based upon total floor <br />area greater than 10,000 square feet but less than 35;000 square feet. One or more loading <br />facilities of proper dimensions are provided. <br /> <br />7) <br /> <br />Utilities: The site is presently not provided with municipal sewer and water, but is served <br />by a private system. Connection to the municipal sewer and water system will be required <br />when these services become available. <br /> <br />8) <br /> <br />Landscaping and Screening: Landscaping is required along the western property line <br />bordering Azurite Street. Existing landscaping is shown on the site plan. <br /> <br />9) <br /> <br />Building Materials: Submittals of building material was not provided. I understand that it <br />is the intention to construct the new addition as a metal pole building.
