By a~reeing to the terms of tD. is lea.~.e, it is muttmZiy agree,t that: <br /> <br />The legal owner of the property is the lessor. <br /> <br />· The owner al the property (iessor) may not manage gambling at the premises. <br /> <br />° The lessor of the premises, his or her immediate tamily, and any agents or employees of the lessor may not <br /> participale as players in the conduct of lawful gambling on the leased premises. <br /> <br />· The lessor and the lessee do not have a direct or indirect financial interest in the distribution or manu[acture <br /> of gambling equipment. <br /> <br />The lessor of the premises will allow the Board or agents of the Board, the Commissioner of Public Satety or <br />agents et the commission~r, or the Commissioner of Revenue or agents of the commissioner, and Jaw <br />enforce, meat p~rsonnei to inspect the premises at any reasonable time, and permit the organization to <br />conduct la~,.4ul gambling at the premises according to the terms of this lease. The lessor may not impose any <br />conditions un the organization regarding distril:~Jlors of gambling equipment, services, or the use of profits. <br /> <br />· The organization must obtain ~: license and a premise permit from the Gambling Control Board. The <br /> organization will be responsib[.~ tot complying with the laws and rules of lawful gambling. <br /> <br />° The organization must have, at th,., ';ambling premises, a current inventory of gambling equipment, a skelch with <br /> dimensions et the pre~:ises ava:, ':ia for review, and a clear physical separation or divider between the lessee's <br /> gambling equipment and the lessur's business equipment. <br /> <br />The organization will be responsible for ensuring lha~ the lessor's business activities are not conducted on the <br />leased premises. <br /> <br />if the lease is cancelled prior to the termination date of this lease, each party agrees to notify the Gambling <br />Control Bec, rd explaining the reasons fei' the cancellation. The lease shall be terminated immediately for any <br />gamb!ing, liquor, prostitution or tax evasion violations occurring on the premises. <br /> <br />· The lessor of the premises shall provide the lessee access to the licensed premises during any time reasonable <br /> and necessary to conduct lawtu[ gambling on the premises and as agreed upon in this lease. <br /> <br />· (Write in any other conditions or restrictions that will be included as ,Dart et the lease.
