!I <br /> <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> I <br /> <br />CASE #~11~ <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF GLENGARRY ADDITION, <br />A MINOR SUBDIVISION; CASE OF BURNSIDE TRAILS DEVELOPMENT <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Dennis Chuba and Ron Kuhn of Burnside Trails Development are requesting final plat approval of <br />a minor subdivision to be named Glengarry. The property is located in the R-1 Rural Residential <br />District and consists of approximately 30 acres to be divided into 3 lots. The subject property is <br />also located within the Rural Service Area for which there is a 10 acre minimum lot size under 4 in <br />40 density zoning. City Code allows for a 25% deviation from the minimum lot size if the <br />beginning acreage is not evenly divisible by 10. Although the developers have the required amount <br />of acreage to meet the 10 acre minimum lot size, they found it necessary to deviate 25% on Lot 1 in <br />order that Lot 2 would meet the minimum requirement for Class I soils. <br /> <br />The plat was forwarded to the Anoka County Highway Department regarding accesses onto <br />County Road #64. The recommendation is that Lots 1 and 2 develop driveways within 30 feet of <br />the common property line and Lot 3 develop a driveway within 30 feet of the easternmost property <br />line. <br /> <br />The Planning and Zoning Commission has recommended that the low area in the south end of the <br />plat be dedicated as drainage easement. <br /> <br />The City Building Official has recommended that the development agreement require soil borings <br />on each of the lots prior to issuance of a building permit. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Proposed subdivision <br />City Staff review letter dated September 26, 1991 <br />Anoka County Highway Department review letter dated October 4, 199 ~ <br />Proposed resolution granting final plat approval <br />Proposed development agreement <br /> <br />Observations: <br /> <br />On September 24, 1991, the City of Ramsey received an application from Burnside Trails <br />Development for a minor subdivision to be named Glengarry. <br /> <br />On October 1, 1991, the Ramsey Planning and Zoning Commission reviewed the sketch plan for <br />Glengarr3, Addition and recomended that City Council gzant f'mai plat approval to same. <br /> <br />On October 10, 1991, the Ramsey Park and Recreation Commission met on October 10, 199] and <br />recommended that the park dedication for the plat be satisfied by a cash payment of $350 for each <br />of the three lots in the plat. <br /> <br /> <br />
