The Applicant has stated that the site plan <br />indicates future building expansions on the subject property and the City's approval for the <br />structure in 1973 would have appropriately included the planned future expansions. The <br />Applicant is requesting that any future expansion of the structure on the site to the level <br />presented to the City in 1973 be subject to the site plan review process but not require an <br />amended conditional use permit. <br /> <br />That the subject properpy is located adjacent to a major thoroughfare. <br /> <br />That the access to the subject property is situated on 157th Lane N.W. and that minimal <br />entrance into the adjacent residential neighborhood, Hails Dover Acres, is required in order <br />to access the subject facility. <br /> <br />That there are no other similar conditional uses in the City. <br /> <br />That the proposed use will not increase traffic coming to and from the subject property. <br /> <br />That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use, or to the public Welfare. <br /> <br />That the proposed use will not substantially adversely impair the use, enjoyment or market <br />value of any surrounding property. <br /> <br />That the proposed use will be harmonious and in accordance with any specific objectives of <br />the Comprehensive Plan. <br /> <br />That the proposed use will be operated and maintained so as to be harmonious and <br />appropriate in appearance with the existing or intended character of the general vicinity and <br />as such will not change the essential character of the area, <br /> <br />That the proposed use will not be hazardous to existing or future neighboring uses. <br /> <br />That the proposed use will be disturbing to existing or future neighboring uses. <br /> <br />That the proposed use will be a substantial improvement to the property in the immediate <br />vicinity and to the communiB, as a whole. <br /> <br />That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services. <br /> <br />That the proposed use will not involve activities, processes, equipment and conditions of <br />operation that will be detrimental to any persons, property, or the general welfare by reason <br />of excessive production of traffic, noise, smoke, fumes, glare or odors. <br /> <br />That the proposed use will be consistent with the intent and purposes of Section 9.03.04 <br />(Conditional Use Permits) of the Ramsey City Code. <br /> <br />That on October 28, 1991, the City of Ramsey recevied Exhibits A and B from the <br />Applicant. These exhibits reflect future development concept and current development <br />status of the subject properb,. <br /> <br /> <br />
