City of Ramsey

15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303

· (612) 427-1410

MEMORANDUM

TO:

FROM:

DATE:

REGARDING:

Sylvia Frolik, Zoning Administrator~/~

James Gromberg, Project Manage~C?

May 23, 1991

Variance for Tim & Brenda Smith

Tim and Brenda Smith have applied for a variance to the street frontage requirements for a lot they
are purchasing in Section 10, Township 32, Range 25 in the City of Ramsey. The street frontage
of the lot is currently 66 feet, which is less than the required frontage in R-iR areas. After doing
limited research of this parcel, the following information was found:

The lot existed before April, 1979, as shown on the attached copy of the sketch plan for Trott
Brook Estates.

The City's requirement for street frontage was not passed until October, 1979, with the passage of
Ordinance #79-15. This ordinance required street frontage to be the same as the minimum lot
width. Also attached is a copy of the above mentioned ordinance.

In light of this information, the City created the non-conforming lot when it approved the plat of
Trott Brook Estates. The proposed findings of facts are correct in that the hardship was not created
by the owner. The proposed variance should be granted to help bring the City into conformance
with the ordinance. The City should encourage Tim and Brenda Smith to set the proposed house
far enough back to allow the possible future extension of 171st Lane N.W. to Nowthen Boulevard
N.W.

JG
