CASE # / <br /> <br />REQUEST FOR A VARIANCE FROM CORNER SIDE YARD SETBACK <br /> REQUIREMENTS; CASE OF THOMAS KING <br /> <br />Background: <br /> <br />M_r. King's home at 5915 177th Avenue N.W. was originally constructed in 1965 fronting on St. <br />Francis Blvd. N.W. The subsequent alignment and construction of 177th Avenue N.W. along the <br />south property line of Mr. King's property resulted in his lot becoming a comer lot. Mr. King is <br />now proposing to construct an accessory structure and as the site plan reflects, the only reasonable <br />place to locate the structure on the property is southeast of the existing structure. The building <br />official has stated that any open area remaining in the back yard should be retained for an alternate <br />septic system. There is not sufficient area in the front yard to expand the attached garage without <br />encroaching on the thoroughfare setback from St. Francis Blvd. The most side yard setback Mr. <br />King can achieve on the south side is 12 feet from the property line, which would have been <br />sufficient if he did not have a comer lot. Based on that, Mr. King is requesting a variance from the <br />35 foot comer side yard setback. <br /> <br />The following items ard enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Proposed findings of fact <br />d) Proposed variance <br /> <br />Observations: <br /> <br />On October 29, 1991, the City of Ramsey received an application from Thomas King for a <br />variance to the comer side vard setback requirements. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the request for a variance. <br /> <br />Board of Adjustment Action: <br /> <br />Motion to: <br />Adopt Resolution g91-11 - adopting f'mdings of fact relating to Thomas King's request <br />for a variance from comer side yard setback requirements. <br /> <br />-and- <br /> <br />Motion to: <br />Adopt Resolution #91-11-__ approving/denying Mr. Thomas King's request for a <br />variance and establishing terms for same. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />Building Official <br />Zoning Administrator <br /> <br />Bd of Adj: <br /> <br />11/14/91 <br /> <br /> <br />
