Subd. <br /> <br />12 <br /> <br />The parking areas shall include the following ratio of parking stalls plus <br />adequate aisles, walks and open spaces: <br /> <br />1) <br /> <br />Manufacturing: One parking stall per 500 square feet of building <br />or one stall per 1.5 1.0 employees on major shift plus one for <br />each company vehicle, whichever is greater. <br /> <br />2 ) Office: One parking stall each per 250 square feet of floor area. <br /> <br />3) <br /> <br />Warehousing: One each per 1.5 employees plus one for each <br />company vehicle, or one per 2,000 square feet of floor area <br />whichever is greater. <br /> <br />4) <br /> <br />Other uses: For other uses, parking stall requirements shall be at <br />least comparable to similar uses in other districts, but also <br />subject to additional provisions as provided by the City. <br /> <br />5) <br /> <br />Joint use of parking: Provision of parking stalls jointly by <br />several uses in the same block or in the same vicinity is <br />permissible; in which case, the number of stalls required shall be <br />the sum total of the individual requirements, provided that where <br />it is found by the Planning and Zoning Commission upon <br />application thereto that the need for parking stalls required <br />herein is substantially less, the Planning and Zoning Commission <br />may recommend to the City Council and the Council may reduce the <br />total number of parking stalls to be jointly provided. <br /> <br />6) <br /> <br />No reduction of parking space: All required parking spaces <br />provided on a lot or in a building shall be unobstructed and useable <br />for the purpose and shall not be reduced. <br /> <br />Open/Outside Storage Areas <br /> <br />Open storage areas are permitted '" '~'" ~"'" .... = ....... <br /> ,,. ............ ~ ..... side or rear yards <br /> except when a use is adjacent to or across the street from a <br /> residential district. <br /> <br />A. Building setbacks: No open storage shall be permitted in building <br /> setbacks from right-of-ways. <br /> <br />Bo <br /> <br />Screening: Open s',orage areas shall be screened by walls of buildings or a <br />screening fence compatible with the principal building and surrounding <br />land uses. The screening requirements shall be satisfied by the use of one <br />of the following as required by the Planning and Zoning Commission: <br /> <br />1) <br /> <br />Screening Fence: A screening fence at least six (6) feet in height <br />with a minimum opaqueness of 80 percent. The fence shall be <br />compatible with the principal building and surrounding <br /> <br />7 <br /> <br />II <br /> <br /> <br />
