Regular Planning Commission <br />Meeting Date: 03/06/2014 <br />By: Ted LaFrance, Administrative Services <br />5. 4. <br />Information <br />Title: <br />DISCUSSION ONLY: Receive Update on Armstrong West: Future Business Park Component and Consider <br />Commencing a Comprehensive Plan Amendment Process <br />Purpose/Background: <br />The purpose is to provide an update to Planning Commission Members on the status of conversations/next steps as <br />it relates to the development of a future business park. <br />Background: <br />A future business park has been identified as a high priority project by the Economic Development Authority <br />(EDA). In response to the high prioritization of this project, City Staff has been working diligently to analyze <br />potential locations, involve landowners and the community via public input sessions and lastly define a location for <br />development of a business park. Staff has defined an area generally west of Armstrong Boulevard and south of the <br />Bunker Lake Boulevard extension as the most appropriate location for a business park. This study area does not <br />include the retail area directly west of Armstrong Boulevard. Feedback from a recent public input session has <br />further grounded the location as a business park with an inclusion of residential development on the northern end. <br />Portions of this development scenario shall require an amendment to the City's Comprehensive Plan. <br />Please reference the attached maps for more detail on location and potential layout. Staff has identified next steps to <br />be: <br />• Update Planning Commission and ensure proposal is appropriate/gather feedback <br />• Final meeting with landowners to define layout of potential future business park/residential development <br />• Review with the EDA a potential request for funding support to assist Community Development Staff with <br />costs and workload associated with facilitating a Comprehensive Plan and Zoning Amendment <br />• Request comprehensive plan amendment process begin <br />Notification: <br />Observations/Alternatives: <br />Funding Source: <br />Recommendation: <br />Staff is recommending the Planning Commission provide constructive feedback to the proposed layout <br />Action: <br />No formal action is necessary at this time; this topic report is for update and feedback only. <br />Subject Area Aerial <br />Attachments <br />Form Review <br />Inbox Reviewed By Date <br />
