CASE #4 <br /> <br />FUTURE PLANS FOR THE INDUSTRIAL AREA IN THE CITY OF RAMSEY <br /> By: James Gromberg, Project Manager <br /> <br />Background: <br /> <br />In the past, the Economic Development Commission (EDC) has talked about the future of the <br />industrial areas located in the City of Ramsey. With the EDC's recommendation to rezone the <br />industrial property located east of Sunfish Lake Boulevard N.W, and south of Industry Avenue <br />N.W., to a light industrial type district similar to the zoning that Anoka has in place on its side of <br />that property and with the planned completion of the McKinley Street extension across to the <br />Anoka property, the EDC should now start looking at both the current and future development of <br />the industrial property located west of Sunfish Lake Boulevard N.W. and south of Industry <br />Avenue N.W. This area is currently zoned I-I Industrial. <br /> <br />In the past, there has been some discussion as to the future of this area, the type of businesses that <br />are currently located there, and possible addition of other businesses that may or may not be <br />compatible with existing businesses. The City has experienced problems with the existing I-1 <br />Industrial District and the enforcement of the requirements of that zoning district. For your <br />information, I have included the following: <br /> <br />1) <br />2) <br />3) <br /> <br />Copy of the I-1 Industrial Zoning Requirements <br />The P.U.D. Zoning Requirements <br />Memo from the City Administrator as to the status of the McKinley Street Extension <br /> <br />Observations: <br /> <br />The EDC may wish to discuss the possiblity of rezoning this area to an Industrial P.U.D. <br />or change the zoning ordinance that governs the I-1 Industrial Districts. This would be <br />similar to the proposal of a light industrial zone for the property east of Sunfish Lake <br />Boulevard N.W. <br /> <br />The EDC should look at the possible extension of McKinley Street from Sunfish Lake <br />Boulevard N.W. west to Ramsey Boulevard N.W. <br /> <br />The EDC should look at the possibility of the extension of municipal services such as water <br />and sewer to this area. <br /> <br />The EDC should look at current compliance with City Code of existing properties. <br /> <br />The EDC should suggest solutions to other identified problems that exist in the area. <br /> <br />The EDC should look at current and future marketing efforts for the area. <br /> <br />The EDC should consider working closer with the City of Anoka on development of our <br />joint industrial zones. <br /> <br />The EDC should consider becoming visionary regarding the aesthetic and operational <br />appearance of this area in the future. <br /> <br />The EDC should consider reinitiating the business visitation program. <br /> <br /> <br />
