Plumed Unit Development § 9.20.31 <br /> <br />9~0.31 Planned Unit ~pment <br /> <br /> Sub. vision L Intent: The intent of this district is to provide a district <br />which will encourage: <br /> <br /> 1. Flexibility in land development in order to make better use of new <br /> techniques in building design and construction and land <br /> development; <br /> <br /> 2. The provision on housing affordable to all income groups; <br /> <br /> 3. Energy conservation through the use of more efficient building <br /> designs and through the clustering of buildings and land uses; <br /> <br /> 4. Preservation of desirable land characteristics and open space and <br /> protection of sensitive environmental features such as steep <br /> slopes, poor soils and trees; <br /> <br /> 5. More effective and efficient use of land, open space and public <br /> facilities through the mixing of land uses and assembly and <br /> development of land in larger parcels; and <br /> <br /> 6. A high quality of design and design compatible w/th surrounding <br /> land uses, both existing and planned. <br /> <br /> Sub& 2. Criteria~ Every proposal presented tv the City for rezoning to <br />Planned Unit Development District shall be accompanied by a preliminary site <br />plan as provided in Subdivision 9 (a) of this section. The City shall consider the <br />following criteria and objectives in processing the application for rezoning to <br />Planned Unit Development District: <br /> <br /> 1. That the proposal shall provide for a wider range of housing <br /> types, price ranges and styles than could be accomplished under <br /> existing zoning; <br /> <br /> 2. That the proposal shall provide ~menities and facilities and open <br /> spaces greater than the rn~nimurn requirements of existing <br /> zoning; <br /> <br /> 3. That the proposed development is compatible ~ith the purposes <br /> and intents of this chapter and the Comprehensive Plan, <br /> specifically residential density requirements. However, an <br /> increase in density may be allowed under the following <br /> conditions, provided that trafSc pa%terns will not be adversely <br /> a~ected and that public facLtities are adequate: <br /> <br /> a. For undeveloped common open space in excess of the 20% <br /> required, an additional one percent (1%) of density may be <br /> allowed for each additional one percent (1%) of undeveloped <br /> common open space, up to a maximum increase in density of <br /> five percent; and <br /> <br />Printed 1Z~28/90 <br /> <br />Page 445 <br /> <br /> <br />
