CASE #: <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF HIGHLANDS AT RIVER PARK 4th <br />ADDITION; <br /> CASE OF ARCON DEVELOPMENT <br /> By: Patrick Trudgeon, AICP, Assistant Community Development Director <br /> <br />Background: <br /> <br />Arcon Development has submitted a final plat for the subdivision of property generally located <br />north of Alpine Dr. between Zuni Street and Yakima Street NW. The property is approximately <br />4.81 acres in size and the applicant is proposing to develop 10 single-family lots served by City <br />sewer and water. The City Council approved the preliminary plat at it's November 26, 2002 <br />meeting. A public hearing was held at the <br />preliminary plat stage. <br /> <br />Observations: <br /> <br />The subject property is 4.81 acres in size and is generally located north of Alpine Dr. between Zuni <br />Street and Yakima Street NW. The final plat is proposing to subdivide an unplatted parcel into 10 <br />single-family lots served by City sewer and water. <br /> <br />The property is located within the M.U.S.A boundary and is currently zoned R-1 Single Family. <br />The Ramsey Comprehensive Plan designates this area for low density single family residential <br />development and low density has been established at 3 units per acre. The gross density for the <br />subject property is approximately 2.08 units per acre. Net density, which excludes wetlands and <br />state, county, and MSA roads, has been established at 2.2 units per acre. <br /> <br />The development will be served from new Yakima Street within the Highlands at River <br />subdivision by a public cul-de-sac approximately 500 feet in length. All of the lots meet the <br />minimum dimensional requirements. <br /> <br />The grading, drainage, utility, and street plans are generally acceptable subject to the points <br />raised in the Staff Review Letter dated December 12, 2003. <br /> <br /> <br />
