He stated they would keep the same style home from being built next to each other and control <br />home color as well. <br /> <br />Chairperson Nixt asked about the environmental review. <br /> <br />Principal Planner Trudgeon indicated they will be required to keep as much natural vegetation as <br />possible. They would not be allowed to clear cut trees from the property. They also would <br />monitor soil compatibility and require a technical review to ensure the finished product is <br />compatible environmentally. <br /> <br />Mr. Kangas stated the neighbors who attended the meeting had a concern with the road stubs. <br />They did not want the roads to go all the way through. <br /> <br />Chairperson Nixt indicated that from a planning perspective the Commission would want them <br />connected. He would want to see the traffic analysis before a decision was reached. <br /> <br />Commissioner Van Scoy stated he had a concern about getting fire trucks through on 24 foot <br />paved roads. <br /> <br />Commissioner Johnson stated City Engineer Jankowski was comfortable with the 24 feet, to <br />which City Engineer Jankowski concurred. <br /> <br />Principal Planner Trudgeon indicated the Fire Chief was also aware of the proposed development <br />and would be consulted with further before plat approval. <br /> <br />Chairperson Nixt stated the plan says interior tree preservation would be difficult. He asked that <br />the developers work with City Staff to see maximize tree preservation. <br /> <br />Principal Planner Trudgeon indicated there would be a tree preservation plan at the preliminary <br />plat stage. <br /> <br />Mr. Kangas added that the developers would be handling the landscape on the boulevards, and <br />would maintain minimal control on landscaping provided by the individual owners. <br /> <br />Chairperson Nixt asked how the developer feels about eliminating the trails next to the abutting <br />properties. <br /> <br />Mr. Kangas stated they don't want to do something the residents don't want, and they would not <br />get credit for it in terms of park dedication anyway. <br /> <br />Citizen Input <br /> <br />Lance Raygor, 6194 146th Avenue, stated he was concerned with the density issue.
