11.,Stage I Improvement Completion Date. The Improvement completion date shall be <br />on or before July 30, 1997. <br />II. <br />STAGE II IMPROVEMENTS AND COSTS: <br />12.,Street/Traffic Signs. Street Lights. Street Cleaning. Seal Coating and <br />Topographies. The CITY will install or provide for in the Plat, as Stage II <br />Improvements, street/traffic signs, sealcoating and street lights. The DEVELOPER will <br />pay to the CITY as amount equal to 100% of the City Engineers estimated construction <br />cost of the items prior to recording of the final Plat. The DEVELOPER shall also deposit <br />an amount that is determined by the CITY to be adequate to aid in the operation and <br />maintenance of street lights in locations determined by the City Engineer and installed by <br />Anoka Electric Cooperative for the first three (3) years. The CITY will bill occupants of <br />the Plat at least quarterly for street light maintenance and operation costs. The cost of these <br />items is: <br />Street cleaning $300.00 <br />Sealcoating $9,000.00 <br />Two (2) Traffic Signs $240.00 <br />Two (2) Street Signs $240.00 <br />One (1) Street lights $500.00 <br />Street light maintenance & Operation (3 years) $270.00 <br />1i31 Ai $10,550.00 <br />III. <br />PERMITS, OCCUPANCY AND PROPERTY VALUES: <br />13. Requirements for Building Permits, No building permit for any lot in the Plat shall <br />be issued until: (a) site plan approval is granted by the CITY and any additional expense <br />incurred in giving site plan approval has been reimbursed to the CITY; (b) a Certificate of <br />Survey, including that information required by the CITY, has been supplied to the City <br />Building Official; and (c) all the financial guarantees required by the CITY have been <br />satisfied. <br />
