That part of Lot 28, Auditor's Subdivision No. 96, Anoka County, Minnesota, <br />described as commencing at the point of intersection of the Northerly line of Rivlyn <br />Ave. as laid out in the plat of DICKENSON'S MISSISSIPPI ESTATE with the Easterly <br />line of Poplar Drive (now known as Tungsten St., NW) as laid out in said plat; thence <br />Southeasterly along said Northerly line of Rivlyn Ave. a distance of 300 feet to a point <br />to be hereafter known as point "B" for the purposes of this description; thence <br />Northeasterly parallel with said Easterly line of Tungsten St., NW to a point of <br />intersection with the southerly line of that parcel of land described in Book 856 of <br />Deeds on page 639, files of the Register of Deeds in and for said Anoka County, and <br />more particularly described as follows: Commencing at the Southeast corner of Lot <br />13, said Auditor's Subdivision No. 96; thence Southerly on an extension Southerly of <br />the Easterly line of said Lot 13 for 260 feet to the actual point of beginning of said <br />Southerly line of said a•cel described in Book 656 of Deeds on Page 639; thence <br />Easterly at an interior angle to the northeast of 91°30' for 427.1 feet along said <br />Southerly line and there terminating; said point of intersection being the actual point <br />of beginning of the tract to be hereby, described; thence returning Southwesterly along <br />said parallel line to said Point "B "; thence Northwesterly along said Northerly line of <br />Rivlyn Avenue for a distance of 100 feat; thence Northeasterly parallel with said <br />Easterly line of Tungsten St. NW to intersect the westerly extension of the afore <br />described Southerly line of that parcel described in Book 656 of Deeds on Page 639; <br />thence Easterly along said westerly extension of said Southerly line and along said <br />Southerly line to the point of beginning. <br />EXHIBIT "A" <br />LEGAL DESCRIPTION <br />35 -ZS- 3Z -oo L� <br />
