The subdivision will require the extension of 171st Ave <br />NW to terminate in a full cul-de-sac, resulting in the need for a variance to cul-de-sac length. <br />Land Use and Zoning: The site is guided Rural Developing on the Comprehensive Plan and is located in <br />the R-1 Residential (Rural Developing) District (City Code Section 117-111) on the Official Zoning Man. <br />The proposed use (single family homes) complies with both the Future Land Use map and the current <br />zoning designation. <br />Bulk Standard Requirements (City Code Section 117-1111 <br />Setbacks: <br />Re i uired <br />Proposed: <br />Front ard: 40 feet <br />40 feet <br />10 feet <br />10 feet <br />40 feet <br />triinunnu Range: 2.51 acres to 3.14 acres <br />Side ard-Habitable: 10 feet <br />Side ard-Uninhabitable: 10 feet <br />Rear ard: 40 feet <br />of "1 i t : 21 1 eel- 84+ feet <br />The Preliminary Plat must be updated to show all three (3) lots with a minimum lot width of 200 feet. Also, <br />minimum setback table must be updated to indicate minimum lot frontage for corner lots as 200 feet. <br />Preliminary Plat: The Preliminary Plat creates three (3) single family residential lots that would be located <br />at the eastern terminus of 171st Ave NW, east of the intersection with Rabbit Street. The proposed lots <br />appear to meet the minimum lot size requirements. Furthermore, it appears that building pads on all lots <br />would be able to meet all setbacks with the proper floor plan. The following shall be addressed/corrected <br />prior to City Council consideration of the Preliminary Plat: <br />• The Preliminary Plat reserves a corridor from the terminus of the cul-de-sac to the eastern limit of <br />the Plat, per the direction of the Planning Commission. However, it appears that the lot lines were <br />shifted slightly from the Sketch Plan submittal resulting in insufficient lot width for the eastern most <br />lot. The Preliminary Plat must be revised such that each lot meets the minimum lot width <br />requirement of 200 feet or an application for a variance to lot width standards must be submitted <br />
