Range: 2.1 acres to 4.15 acres <br />Minimum Lot Width: 200 feet <br />200 plus feet <br />Sketch Plan: The Sketch Plan creates three (3) single family residential lots that would be located at the <br />eastern terminus of 171st Ave NW, east of the intersection with Rabbit Street. The proposed lots appear to <br />meet the R-1 Residential (Rural Developing) zoning requirements in terms of lot size and width. It appears <br />that building pads on all lots would be able to meet all setbacks with the proper floor plan (to be verified <br />on Preliminary Plat). <br />Utilities: All lots will be served by individual, on -site sewer systems and private wells. Soil boring tests <br />should be conducted and supplied with the Preliminary Plat submittal to verify that there are adequate <br />soils to support individual septic systems (this information will also be beneficial for road design purposes <br />as well). <br />
