City Council Approval: May 27, 2014 H:Drive>pbrama>leases LEASE AGREEMENT This lease agreement, dated this 1st day of July, 2014 ("LEASE AGREEMENT") by and between the City of Ramsey, Anoka County, Minnesota, a Minnesota municipal corporation ("LANDLORD") and Northern Starz Theatre Company, a Minnesota nonprofit corporation ("TENANT"). 1. SUBJECT PROPERTY. The leased premises is approximately 2,000 square feet of office space located on the second floor of a building located on real property at 15153 Nowthen Boulevard in Ramsey, Minnesota 55303, depicted in Appendix A and Appendix B, and legally described as follows: LOT 5 BLOCK 1 MEADOW, City of Ramsey, Anoka County, Minnesota. Anoka County Property Identification Number (PID) 28-32-25-41-0019 2. PERMITTED USE The Subject Property shall be used for children's theater performance practice space, and storage of children's theater -related equipment and materials only. Tenant may use 24 parking stalls as indicated in Appendix A. The Subject Property shall be occupied by no more than 40 children at one time, shall not be occupied between 10:00 p.m. and 8:00 a.m., and shall not be used for regular performances or be occupied by performance attendees. Tenant shall not, under any circumstance, utilize rooms or space marked "No Access" by the Landlord. Tenant shall not utilize outdoor space located adjacent to the Subject Property for anything besides parking and transportation. Use of the Subject Property for anything not related to primary use of the Tenant's operations shall require written approval by the Landlord. Tenant shall not sublet, license, concession or transfer this Lease Agreement in any way to another party without written approval by the Landlord. Utilizing the Subject property for storage of crates, packaging, trash, waste, hazardous materials, and other similar materials is prohibited. 3. TERM Month -to -month commencing on the 1st day of July, 2014. Termination shall occur with a 90-day written notice from Landlord or 30-day written notice from Tenant for any reason, and without default of this Lease Agreement. 4. EARLY TERMINATION In the event the Tenant defaults on any terms of this Lease Agreement, the Landlord may terminate this Lease Agreement provided a written notification of the default is delivered Lease Agreement: Northern Starz Children's Theatre and City of Ramsey Page 1 of 8
