Chris Anderson <br />Subject: RE: Country Club Hills plat /subdivision <br />Original message <br />From: Robert Hamborg <br />Date:05 /29/2014 6:59 PM (GMT- 06:00) <br />To: Tim Gladhill <br />Subject: Country Club Hills plat/subdivision <br />Dear Mr. Gladhill, <br />Please forward my concerns to the Planning Commission to allow time to consider them prior to the meetings regarding Country Club <br />Hills on, June 5, 2014. <br />I have been in opposition to the development of the property north of Traprock Commons primarily due to the intensions of the <br />developer and City to extend Traprock Street NW into the new development. Furthermore, I was opposed the original developer of <br />Sweat Bay Ridge due to his lack of concern for an adequate transition from the larger lots /properties of Traprock Commons to those <br />proposed to the north. I am interested in meeting with the new developer for an explanation of how the new proposal will provide for <br />some transition and to discuss the possibility of creating a more permanent purpose for Outlot A, making a roadway usage attainable <br />only after Traprock Commons becomes a redevelopment project with higher density lots. I will only suggest/guess at a couple of <br />possibilities as there may be a legal concern requiring a different approach, and, I'd much rather find accomplish of my objective with <br />the most feasible proposal coming from the Planning Commission. <br />My request of the Planning Commission is they offer their expertise, including that of the City Attorney, to provide me with any and <br />all potential City uses of the property described as Outlot A. Secondly, for the purpose of limiting future concern of the property's use <br />as a roadway, I request the Planning Commission provide me with any and all ways to stop a roadway from being built on Outlot A, <br />but also, ways to limit the use of Outlot A as a potential roadway until such time as specific /certain/identifiable factors may create the <br />need for a roadway. <br />Two ideas: <br />Developer donates Outlot A as park land. <br />Developer deeds Outlot A to City with limiting stipulations to roadway completion. <br />I welcome any communications /dialog to further clarify the issues or to assist in any way possible, please call 763-213-7227. <br />Sincerely, <br />Bob Hamborg <br />15755 Traprock St NW <br />Ramsey, Mn 55303 <br />1 <br />
