(5) Signing as regulated by this Code. <br />(6) Temporary seasonal sales. <br />(7) Motor vehicle implement and recreational indoor storage when accessory to sales and service. <br />(8) Open and outdoor storage, including seasonal storage of self-propelled marine equipment, as an <br />accessory use not to exceed 30 percent of the property provided that (this Section takes <br />Precedence over other provisions of this Chapter as it relates to this District): <br />a. Storage area may only be located in the side or rear yard. The storage area may not be <br />located in the front yard. <br />b. Storage area is surfaced with concrete or bituminous with continuous B6/12 concrete curb <br />and putter if located in the side yard. <br />c. Storage area may be surfaced with Class V Gravel in the rear yard provided that: <br />1. The gravel depth must be at least two (2) inches. <br />2. The storage area must be setback at least 20 feet from public rights of way. <br />3. The storage area must be setback at least 35 feet from adiacent residential <br />Properties. <br />4. The gravel surface must be kept free of vegetative cover and routinely maintained. <br />5. The size of the gravel surface may not exceed the size of areas surfaced with <br />concrete or bituminous on the property or 20 percent of the gross lot area, whichever is <br />less. <br />d. Items stored outdoors shall comply with Chapter 30 of the Ramsey City Code entitled <br />Public Nuisances. <br />(e) Standards. (Also refer to article II.. division 6 of this chapter for general performance standards). <br />(1) Bulk standards. <br />Standard Requirement <br />Minimum lot area 1/2 acre <br />Minimum lot width 100 feet <br />Minimum lot depth 150 feet <br />Maximum building height 35 feet <br />Maximum structure area 35% of lot area <br />Minimum building setbacks <br />Front yard 35 feet <br />Side yard 10 feet <br />
