7) That the proposed plat of Pine Ridge will result in the construction of 180' Ave east off <br />of Nowthen Blvd to a length of 810 feet, 210 feet longer than originally proposed. <br />8) That the additional length of the cul-de-sac results in more regularly shaped lots but did <br />not eliminate the substandard lot width of Lots 3 & 4. <br />9) That the proposed widths of Lots 3 & 4 are 190 feet and 144 feet respectively. <br />10) That the proposed cul-de-sac will be designed with the required right of way width of <br />sixty-six (66) feet and the cul-de-sac bulb will have a radius of sixty-five (65) feet. <br />11) That the developing portion of the Subject Property is long and narrow, limiting <br />alternative development layouts. <br />12) That the Fire Department has reviewed the request for an increased cul-de-sac length and <br />finds it acceptable due to the limited number of lots that it will serve. <br />13) That the proposed subdivision is in harmony with the surrounding properties and <br />consistent with the Comprehensive Plan land use guidance of Rural Developing. <br />14) That economic circumstances alone to no create the practical difficulties. <br />15) That the plight is/is not due to circumstances unique to the Subject Property. <br />16) That the plight is/is not created by the Applicant. <br />17) That, if granted, the Variances will/will not alter the locality' s essential character. <br />18) That, if granted, the variance will/will not impair an adequate supply of light and air to <br />adjacent property. <br />19) That, if granted, the variance will/will not have the effect of allowing a use that is <br />prohibited in the applicable zoning district. <br />20) That, if granted, the variance will/will not unreasonably increase the congestion on the <br />public street. <br />21) That, if granted, the variance will/will not adversely impact the degree of public health, <br />safety and general welfare provided for in the Ramsey City Code. <br />22) That, if granted, the variance will/will not diminish established property values within the <br />neighborhood. <br />23) That, if granted, the variance requested is/is not the minimum variance necessary to <br />accomplish the intended purpose of the Applicant. <br />Resolution #14-08-150 <br />Page 2 of 3 <br />
