Commissioner introduced the following resolution and moved for its adoption: <br />RESOLUTION #14-08-151 <br />A RESOLUTION APPROVING THE ISSUANCE OF A VARIANCE TO CUL-DE-SAC <br />LENGTH AND LOT WIDTH IN THE PROPOSED PLAT OF PINE RIDGE AND <br />DECLARING TERMS OF SAME. <br />WHEREAS, Gerald and Jane Davis (Permittee) have properly applied for a variance from <br />the maximum cul-de-sac length prescribed in Section 117-614, Subd. (c)(3) and to the minimum <br />lot width prescribed in Section 117-111 (d) on the property generally known as 18045 Nowthen <br />Blvd NW and legally described as follows: <br />That part of the Northwest Quarter of the Northwest Quarter of Section 3, Township 32, <br />Range 25, Anoka County, Minnesota lying northeaster of CSAH No. 5, Except Road <br />subject to easement of record <br />-and- <br />The Northeast Quarter of the Northwest Quarter of Section 3, Township 32, Range 25, <br />Anoka County, Minnesota, except road subject to easement of record <br />Or upon platting and recording: <br />Pine Ridge, Anoka County, Minnesota <br />(the "Subject Property"); and <br />WHEREAS, the Planning Commission met on August 7, 2014, conducted the public <br />hearing and adopted Findings of Fact #0933 relating to the request for a variance from the <br />maximum cul-de-sac length and lot width requirements on the Subject Property. <br />NOW THEREFORE, BE IT RESOLVED BY THE BOARD OF ADJUSTMENT OF <br />THE CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows <br />1. Based on Findings of Fact #0933, a variance to the 600-foot cul-de-sac length, as <br />established in Section 117-614, Subd. (c)(3) of the Ramsey City Code, and to the minimum <br />lot width standard as established in Section 117-111 (d) is hereby granted for the Subject <br />Property. <br />2. The variance allows for a cul-de-sac to be constructed to a maximum length of 810 feet. <br />3. The variance allows for Lots 3 and 4 of the Subject Property to have lot widths of 190 <br />feet and 144 feet respectively. <br />4. No construction of any building shall commence without the issuance of a building permit. <br />
