8. The land use plan allows for a separation of residential and commercial uses. <br />This separation is achieved mainly by locating land uses of similar intensity <br />adjacent to each other. Further separation may be achieved by effective use of <br />landscaping, development, and design standards. <br />FUTURE ANALYSIS <br />As we have said at previous meetings, it is important to keep in mind the context of this land use <br />and transportation study. Our work so far has been at a broad, conceptual level. No design <br />characteristics or cost estimates for roadway or bridge facilities have been prepared to date. No <br />land use regulations, policies, or design standards, for example, have been prepared for areas in <br />the study. Further, it should be kept in mind that any future roadway and bridge alignment will <br />have significant impact on existing and planned land uses, and on several environmental features <br />such as wetlands, wildlife habitat, and critical rivers. These issues need to be addressed in much <br />greater detail. <br />In short, our work to date is the beginning. After the City Council adopts a general land use and <br />transportation plan for the areas in question, it is advisable that more detailed work be completed. <br />We would be happy to further discuss this matter at the City Council's convenience. <br />As mentioned previously, this is a summary of our land use and transportation recommendation. <br />We look forward to further discussing this matter with the City Council and City Staff at our <br />March 6th meeting.
