After receiving your comments on the outline we will <br />complete the memorandum and supporting exhibits and forward to the City for mailing by <br />Thursday, March 2nd. <br />A. Description of recommended land use alternative <br />1. Single family housing. Increases the number of acres available to single family <br />and provides for a diversity of housing in several parts of the TH-l0 area. The <br />land use alternative will also provide for several areas of "higher -end single <br />family housing. <br />Multi -family housing. Increases the number of acres available to multiple family <br />housing and provides for a diversity of housing for differing income levels. Also <br />serves as a buffer between more intense land uses and roadways, and existing or <br />planned residential areas. <br />Industrial. Reduces the number of acres available for industrial land uses, yet <br />retaining a supply of industrial land in areas that may work the best. Industrial <br />land uses are used as a buffer from major roadways and more intense land uses. <br />Retail Commercial. This land use has been increased comparatively and is • ' <br />mainly located near the anticipated intersection of TH 10 and the "river crossing" <br />bridge corridor. The size and shape of the area should; -allow for the construction <br />of a "community" or larger shopping center area. <br />Office/Business Park. Office land use has also been increased when compared to <br />the existing land use plan. The City has little land devoted to office land uses, <br />and while the office market is not "strong" encouraging signs exist, particularly in =, <br />-Cities that are willing to offer financial incentives or other inducements. <br />Park. Increases the amount of park and open space area particularly south of <br />TH-10 and adjacent to the proposed "river crossing" bridge corridor. <br />Description of recommended transportation alternative.. <br />Civil Engineering Transportation .
