REVISION OF 1976 URBAN PLANNING DISTRICT
STUDY REPORT, 1978
This report is an update of the Urban Planning District Study
(1976) summarized above. Several changes were made in the 1978
revision. These changes are described below.
1. A special UMB -1 (urban multiple and business) zone was
proposed for a small area north of 153rd including parcels
which are adjacent to the intersection of TH 47 and 153rd
Avenue. This zone was to include all UMB permitted uses
with the exception of multiple family dwellings.
2. Performance standards were created for urban - density
development.
3. Some high density residential areas were deleted from the
1990 urban service area.
4. The minimum lot size in the transitional area was reduced to
2.5 acres. Density controls were discussed for the
transitional and rural areas, and more urban - density
development was encouraged for the urban area.
