The predominant land use will be residential areas of <br />varying densities, mixed with commercial and multi - family in <br />urban areas. <br />2. Require that public sewer be available for residential <br />development at urban densities. <br />3. Continue predominance of large -lot residential character <br />outside the urban service area. <br />4. Provide for a wide variety of business uses to meet <br />shopping, professional or personal service needs and <br />employment opportunities at different scales of development. <br />5. Encourage groupings of compatible businesses and discourage <br />individual, freestanding commercial uses. Prevent the <br />indiscriminate stripping of commercial uses along frontage <br />roads. <br />6. Assure an appropriate relationship between business areas <br />and abutting residential areas. <br />7. Allow a mixture of residential, retail, and office uses <br />within Planned Unit Developments if well - planned and <br />designed. <br />8. Confine industrial uses to existing industrial districts. <br />9. Protect industrial areas from encroachment by non - industrial <br />uses. <br />10.
