Member Hardin asked if the proposed Mn/DOT changes to Highway 10 were affecting the <br />ability to market properties in Ramsey. <br />Economic Development Manager LaFrance referenced the Highway 10 access planning study <br />and stated that staff will provide an update to the EDA in August. <br />Member Hardin asked about land values compared to other areas in the metro. <br />Mr. Pankratz felt that the land values were competitive and not priced unrealistically adding it <br />was important to recognize that price adjustments may be necessary given the marketplace. <br />Chairperson Steffen thanked Mr. Palmiter and Mr. Pankratz for attending. <br />Mr. Pankratz stated that CBRE prepares quarterly updates including office, industrial, and retail <br />updates and offered to forward these updates to the EDA. <br />Mr. Palmiter stated that CBRE also receives quarterly housing reports that contain indicators on <br />housing and competition in the marketplace and agreed to share these with the EDA as well. <br />5. MEMBER/STAFF INPUT <br />5.01: EDA Updates <br />Development Services Manager Gladhill advised that staff completed its plan review for the <br />shooting range and is ready to issue the building permit. He reported that MMI Precision <br />Manufacturing was issued a building permit for its planned phase 1 expansion. He also reported <br />that the Falls Cafe will soon be "Lunch Box," a sandwich and coffee shop with a drive - through, <br />and the City is ready to issue the permit. He noted that some ordinance revisions are necessary <br />for the drive- through and will be reviewed by the Planning Commission this evening. He stated <br />that the City is low on inventory for single family homes and reported that Brookfield 4th <br />Addition started issuing permits this week; in addition, Country Club Hills and phase 2 and 3 of <br />Sweet Bay Ridge is under review by the Planning Commission and City Council. He advised <br />that the City is on track for 80 -100 single - family starts in 2014. <br />Chairperson Steffen requested information about the demolition activities at the former gas <br />station next to Total Defense. <br />Development Services Manager Gladhill stated the City has received some interest in the vacant <br />tenant space adjacent to the day care site and agreed to provide further information to the EDA if <br />a proposal comes forward. <br />City Administrator Ulrich presented the sign for the upcoming Game Fair and stated that Chuck <br />Delaney has approval for some billboards on City property on Highway 10. He reported that the <br />City Council has an ordinance pending on massage therapists in order to regulate that business. <br />He stated the City Council authorized $93,000 to bury electric service lines on Bunker Lake <br />Boulevard west of Armstrong. <br />Economic Development Authority /July 10, 2014 <br />Page 3 of 4 <br />
