TITLE RABBIT MEADOWS FINAL PLAT <br />ESCROW # 114129 <br />DEPARTMENT: Engineering <br />Name: Leonard Linton <br />TECHNICAL REVIEWER: Phone: 763 433-9834 <br />Email: llinton(a,ci.ramsev.mn.us <br />STREET <br />We offer the following comments regarding your request for the Final Plat of Rabbit Meadows. <br />The submittal consists of 6 sheets prepared by Anderson Passe & Associates dated July 30, 2014. <br />The sheets are Plat, Grading Plan, Tree Plan, Details and SWPPP 1 & 2. <br />General: The submitted minor subdivision proposes to divide an existing lot into 3 residential <br />lots. The property is located at the east end of 171st Avenue, east of Rabbit Street. <br />Streets and Access: The development accesses 171' Avenue NW, and proposes constructing a <br />cul-de-sac to provide street frontage for the lots. This will eliminate an existing hammer head at <br />the end of 171st Avenue NW. <br />The street will be rural section with ditches. A cross culvert will be installed to maintain existing <br />drainage patterns. <br />An easement will provide future access to properties located east of this parcel. <br />Final Plat Sheet: The final plat must have lot numbers. <br />Grading and Drainage Plans: Staff offers the following comments on the Grading plan: <br />1. The 100 year high water elevations for the ponding area is shown. All lowest floor building <br />elevations are two feet above the highest elevation noted. <br />2. The emergency overflow elevation for the water quality pond must be one foot lower than <br />the lowest adjacent grade of the building structures. <br />3. The maximum slope should not exceed one foot vertical to four feet horizontal. <br />Staff offers the following comments on the drainage calculations submitted with this application <br />plan. The calculations dated July 30, 2014 are incomplete. The drainage areas in the Hydrocad <br />report do not match the drainage map submitted with the Final Plat application, a revised report is <br />required. A summary letter must be provided for the stormwater calculations along with maps of <br />the existing and proposed drainage areas. The stormwater calculations must include the new 18" <br />
