5.03.1: Public Hearing: Consider Request for Variances to Cul-de-Sac <br />Length and Minimum Lot Width <br />5.03.2: Public Hearing: Consider Request for Preliminary Plat Approval <br />Public Hearing <br />Chairperson Levine called the public hearing to order at 8:04 p.m. <br />Presentation <br />City Planner Anderson presented the staff report explaining that the City received application for <br />Preliminary Plat approval and Variance requests to cul-de-sac length and lot width for the <br />proposed Pine Ridge plat. The proposed Preliminary Plat creates six (6) single-family residential <br />lots that would be located immediately east of Nowthen Boulevard just south of County Road 64. <br />The proposed lots range in size from 2.5 acres to 6.68 acres and would be accessed by the <br />construction of 180th Avenue from Nowthen Boulevard and terminating in a cul-de-sac. The <br />proposed plat would exempt the northerly 25.17 acres, which includes an old farmhouse that is <br />presently being removed. Staff discussed the case further and recommended approval of the <br />variance requests and preliminary plat contingent upon revisions as outlined in the Staff Review <br />Letter dated August 1, 2014. <br />Citizen Innut <br />Cory Thompson, 1969 Zane Court in Elk River, explained he has been working on this request <br />with Gerald Davis. He thanked staff for their assistance on creating the proposed sketch plan. <br />Motion by Commissioner VanScoy, seconded by Commissioner Bauer, to close the public <br />hearing. <br />Motion Carried. Voting Yes: Chairperson Levine, Commissioners VanScoy, Bauer, and Nosan. <br />Voting No: None. Absent: Commissioners Brauer and Maul. <br />Chairperson Levine closed the public hearing closed at 8:09 p.m. <br />Commission Business <br />Motion by Commissioner VanScoy, seconded by Commissioner Bauer, to recommend adopting <br />Resolution #14-08-150 approving Findings of Fact #0933 related to a request for variances to <br />cul-de-sac length and lot width. <br />Motion Carried. Voting Yes: Chairperson Levine, Commissioners VanScoy, Bauer, and Nosan. <br />Voting No: None.
