CLASSIC. <br />September Z,ZO24 <br />Re: Comprehensive Plan Land Map Amendment and Text Amendment <br />Location: Property guided General Commercial City-wide <br />0ealrCoUeagueo' <br />The City of Anoka is processing a comprehensive plan land use map amendment and text amendment <br />for property guided in the 2030 Land 0se Map asGeneral Commercial, Since March 2014, the Planning <br />Department has been conducting a study on the &'1 Highway Business Zoning District and the Planning <br />Commission hais recommended the changes proposed, |ngeneral there airefour areas with land use <br />changes including: <br />1. Highway 10 Corridor: Approximately 5.5 acres guided General Commercial is proposed to be <br />changed toHigh Density Residential. <br />2. Ferry Street: This area is guided General Commercial, Low Density, and General Industrial, The <br />proposal is to change the land use to Low Density, Neighborhood Commercial (new), and <br />Riverfrnn1Transit (new)asshown onthe map. <br />3, 7 1h Avenue and Polk Street; rm Avenue and 38a Avenue, Approximately 7 acres along 7 m <br />Avenue are proposed to be guided from General Commercial to Neighborhood Commercial <br />(new). <br />4. East River Road: Approximately 42 acres are proposed to be guided from General Commercial <br />tmMixed Use. <br />The Comprehensive P'lan Text Amendment is to create two new land use clesignation—Riverfront Transit <br />and Neighborhood Business in the Land Use Chapter.
