A Parking Plan shall be prepared as part of the Development Plan to address <br />the number, location, sharing arrangements, and public use when applicable. The Parking Plan <br />shall also attempt to anticipate to the extent possibl¢~ how to address Ionger term parking <br />arrangements if the possibility of use conversion or building expansion exists. Parking shall be <br />provided under any of the following arrangements: <br /> <br />Off-street parking in the TC-i and TC-2 Sub-Districts shall be secured for <br />public use through parking easements and other appropriate conveyances. <br />Individual businesses located in the TC-I' Sub-District shall not secure <br />parking spaces unless they can be accommodated in a parking structure or <br />inside a building. Shared parking arrangements bem, een nearby uses are <br />encouraged in both Sub-Districts. <br /> <br />On-street parking adjacent to buildings may be used for the purposes of <br />calculating parking requirements for street level, non-residential uses. <br /> <br />A Parking Plan shall accompany a Development Plan and any revisions <br />that may occur over time. Consultation with the City prior to preparing <br />the Parking Plan is recommended given the number of sources that may be <br />used for basetine assumptions. <br /> <br />Wit?fin the TC-4 Sub-District, parking on individual parcels serving <br />individual uses may be provided if designated and approved as part of the <br />Master Plan. <br /> <br />e. For nonresidential uses, the maximum <br />amount of surface parking shall not exceed the specifed minimum by <br />more than 25 percent. If additional parking is desired, it must be placed <br />under~ound, within an enclosed building, or in a tuck-under garage. <br /> <br />The City may' require payment of an amount equal to the value of the <br />required parking on a per stall price basis. Funds collected by the City <br />shall be deposited in a special fund used only to acquire and/or develop <br />off-street parking facilities for the Town Center. The City will deten-nine <br />the appropriate contribution. <br /> <br /> <br />
