developable area may bring that closer to 50. <br />The Comprehensive Plan Amendment is the first step in the process to facilitate the eventual private development of <br />the Subject Property. Following approval of the Comprehensive Plan Amendment, the City will need to follow up <br />with an official Zoning Amendment to match the Zoning District with the Comprehensive Plan. The <br />Comprehensive Plan is the guiding future land use document, while the Zoning Code is the official tool in order to <br />implement the Comprehensive Plan. Ultimately, a future developer will need to apply for Subdivision/Plat review <br />for an actual development proposal. <br />It is expected that some surrounding/adjacent residents may express concern about traffic generated from a <br />residential development and impacts to existing roads. A more detailed analysis of traffic impacts is included in the <br />attached Development Scenario Chart. <br />The City has a considerable amount of data available online on the Subject Property located at <br />www.cityoframsey.com/formeiiiuc.
