Vern Weaver - 16231 Jarvis - Stated that the northwest corner of the proposed <br />P.U.D. is a very wet area and inquired as to how the developer will develop <br />this corner. <br /> <br />Mr. Gair - Replied that three home sites can fit in that area above the 973' <br />elevation; as you progress east of the low area, there is a 7-16' difference <br />in elevation above that low area. <br /> <br />Rick Sundahl - 16169 Jarvis - Stated concern with construction related traffic <br />causing excessive wear and tear on Jarvis, a street alredy in need of repairs. <br /> <br />Mr. Gair - Replied that plans are to construct the main north/south road <br />through the development in Phase I; construction related traffic should be <br />accessing the area off Hwy. 10 and utilizing that north/south road to access <br />properties; there should not be a need for any excessive construction traffic <br />on Jarvis. <br /> <br />Susan Sundahl - Stated that Ramsey has a 50' easement along their property and <br />inquired as to what will happen if Jarvis is upgraded noting that it upgrading <br />would greatly take away from her property and require destruction of oak <br />trees. <br /> <br />Vern Weaver - Stated that he originally owned that property on Jarvis where <br />Sundahl's reside; at the time of subdivision into 3 lots, Council required <br />that easement and if it is no longer needed, it should be returned to the <br />property owners. <br /> <br />Mr. Gair - Replied that the P.U.D. will deed right-of-way to Ramsey for the <br />Jarvis roadway; this must be done in order to provide City and County access <br />to the property. <br /> <br />Dennis Donovan - Chairman of Ramsey Park and Recreation Commission - Stated <br />that the Park Board would like to discuss park dedication for Northfork and <br />inquired when the issue would be brought before the Park Commission. <br /> <br />Mr. Gair - Replied that all open spaces will be common land held in ownership <br />by homeowners or developers of the property and any l~rk dedication would be <br />in the form of cash. <br /> <br />Betty Weaver - 16231 Jarvis - Inquired how the P.U.D. can develop at 2-1/2 <br />acre lot sizes when the rest of the City is restricted to i unit/5 acres; <br />noted that the street numbering system proposed is inconsistent. <br /> <br />Mr. Gair - Replied that street numbering or naming can be revised to what <br />would be considered more appropriate. With regards to 2-1/2 acre lot sizes, <br />under a P.U.D. there is the flexibility for large and small lots providing <br />the density limits are not exceeded and the density is based upon total <br />acreage in the project area. <br /> <br />Betty Weaver - Stated that in the future she should be able to subdivide her <br />property into 2-1/2 acre lots sizes. <br /> <br />Mr. Goodrich - Replied that Mrs. Weaver may subdivide to 2-1/2 acres providing <br /> April 23, 1985 <br /> <br />Page 2 of 3 <br /> <br /> <br />
