5.06: Review Sketch Plan for O'Shaughnessy 2" Addition to be located on the Eastern Half <br />of PID #11-32-25-11-0006; Case of Tim O'Shaughnessy <br />Presentation <br />Planning Intern Olson presented the Staff Report stating the City has received an application for a <br />Minor Plat to create a residential lot from an outlot located generally north of 170th Lane NW and <br />on the western side of Germanium Street NW. The purpose of the Sketch Plan is to review the <br />property, its relationship to the Rum River Scenic Land Use District, and its ability to <br />accommodate a residential structure concurrent with the area' s zoning designation. The proposed <br />Minor Plat does not involve the eOIIst uution of public roads or utilities. Staff reviewed the plan <br />in further detail and recommended the applicant proceed with preparing the Final Plat. <br />Commission Business <br />VanScoy asked the minimum lot width in this zoning district. <br />Planning Intern Olson stated the minimum lot width was 300 feet along Geranium Street. <br />Commissioner Nosan questioned why this property was being platted with an outlot. <br />City Planner Anderson explained the applicant was seeking to carve out an additional lot for a <br />family member and had no desire to develop the entire property. For this reason, the reason the <br />outlot would remain. <br />Community Development Director Gladhill added that development fees would only be charged <br />for the portion of land that was being developed and would not be charged for the outlot. <br />The consensus of the Commission was to direct the applicant to begin preparing a Final Plat. <br />
