Abstained: CouncilmemberElvig. <br /> <br />Case #9: <br /> <br />Adopt Ordinance to Rezone the Holasek/Hamilton Parcel South of Riverdale <br />Drive NW from B-3 Highway Business to R-1 Residential <br /> <br />Assistant Community Development Director Trudgeon stated that on July 22, 2003, the City <br />Council introduced an ordinance to rezone the Hamilton/Holasek parcel south of Riverdale, west <br />of Sunfish Lake Boulevard from B-3 Highway Business to R-1 Residential, in accordance with <br />the Comprehensive Plan. On August 12, City Staff presented the ordinance for adoption. City <br />Council tabled action on the ordinance until the August 26th Council meeting to allow the <br />property owners more time to meet with Councilmembers regarding the future land use of this <br />property. At the August 26th meeting, the City Council tabled the matter to a future work session <br />for further discussion. At the October 7th work session, the Council gave direction to Staff to <br />bring Forward the ordinance to rezone the Holasek/Hamilton property fi'om B-3 Highway <br />Business to R-1 Residential. <br /> <br />Winslow Holasek, Property Owner, stated that at the present time he and Mr. Hamilton feel that <br />it is best to leave the property use as B-2 because there is so much commercial use in the area. <br /> <br />Councilmember Cook stated that he felt that the property should be zoned mixed use to allow the <br />property owners some diversity when marketing the property. He thought the City was showing <br />reverse Favoritism because the Council looked at another similar property along the river and <br />agreed to zone that property mixed use. <br /> <br />Mayor Gamec inquired as to what uses would be permitted if the property is zoned mixed use. <br /> <br />Assistant Community Development Director Trudgeon replied that there are no real limitations. <br /> <br />Mayor Gamec explained that he did discuss the issue with Mr. Holasek and Mr. Holasek <br />explained that he would like to see some nice office space be built on the property, but the <br />problem is if the land is zoned mixed use, anything could be placed on the site. If the property is <br />zoned rcsidential, a developer has plans to use the property for a commercial use, the Council <br />could consider the request and change the zoning if they felt it was appropriate. <br /> <br />Councilmember Elvig inquired if there was some language in the critical river district that <br />restricts what type of activity can occur next to the river. <br /> <br />Assistant Community Development Director Trudgeon replied yes. <br /> <br />City Council/December 16, 2003 <br /> Page 20 of 33 <br /> <br /> <br />
