The requirements in this section apply to all. <br /> <br />multiple-dwellin~z structures, as defined under Permitted Uses in <br /> <br />this Section (Sub& 2a). <br /> <br />1. Th.e type of buildim, materials used on exterior walls of all <br /> <br />structures in the R-3 Residential District shall be face brick; <br /> <br />natural stone: stucco; aluminum, steel, or vinyl siding; wood: <br />masonite products; or other compatible residential materials <br />that nmv be approved by the City. The exterior building finish <br />of' multiple-family buildimzs shall consist of a minimum of <br />35% I:ace brick, natural stone, or stucco. Exterior Insulation <br /> <br />and Finish Systems (EIFS) material is prohibited. <br /> <br /> a. This requirement ma,/ be reduced or waived if the <br /> City Council determines that the proposed development <br /> contains architectural details or materials that exceed <br /> <br />o <br /> <br /> the intent of this Section. <br /> <br />Multiple-family buildings fkcina Cottntv highways. State <br />highways, and MSA roads shall have rear-loaded garages. <br /> <br />There should not be more than a one-story difference between <br />a multiple-lt'amilv building and nearby structures, either on an <br />adiacent lot or flanking the opposite side of the street. The <br />intent of this requirement is to avoid si~ifican.t height <br />variations between buildings in close proximity to each other. <br /> <br />ii. Architectural Diversity. The inmnt of this section is to identify <br /> <br />methods to accomplish architectural diversity between units in townhome <br />developments. <br /> <br />Townhome developments shall incorporate at least one substantial <br /> <br />change between adiacent units to prevent architectural monotony. <br /> <br />Maior Changes. One (1) major change in the following, plus one <br />color change~ shall constitute a substantial change: <br />a. Roof style: hip, gable, 25% or greater change in slope <br />b. Dormers <br />c. Type of brick or stone treatment <br />d. Exterior finish - tull brick vs. half-and-half, fbr exmnple <br /> <br />e. Overall facade stvte <br />f. Brick arches <br />,2.
