CASE # <br /> <br /> PUBLIC HEARING <br /> REQUEST TO REZONE CERTAIN PROPERTY <br />FROM R-2 MEDIUM DENSITY RESIDENTIAL TO B-2 BUSINESS; <br />CASE OF SCOTT HAGEN. <br /> By: Amy Geisler, Associate planner <br /> <br />Background~ <br /> <br />Scott [4agen ~owner of Hi-Ten Sports) has requested that the City rezone his property south of <br />Highway 10, ;west of Llama Street from R-2 Medium Density Residential to B-2 Business. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Si,te location map <br />b) EXhibit showing property subject to rezoning <br />c) Proposed Findings of Fact <br /> <br />Notification:: <br /> <br />State statute requires that property owners within 350 feet of the subject property be notified of <br />the public hearing. <br /> <br />ObservationS: <br /> <br />As discussedr, in the previous Comprehensive Plan Amendment case, it appears that the subject <br />property was inadvertently shown as Residential in the 2001 Comprehensive Plan and <br /> <br />subsequently <br />designation <br />Business. <br /> <br />Recommend <br /> <br />zoned R-2 Residential. Along with changing the subject property's Land Use <br />ack to Places to Shop, the parcel's zoning must also be changed back to B-2 <br /> <br />trion: <br /> <br />City Staff recommends approval of the rezoning. <br /> <br />27 <br /> <br /> <br />
