A tree preservation plan was approved at the final plat stage of the Ramsey Town Center Addition. As a <br />result of that P, lan, several areas were identified as tree save areas in conjuniztion with the initial mass <br />grading of the! site. The City will need to review and approve a revised tree inventory of the trees <br />remaining on fgis specific development parcel as well as a revised tree preservation plan prior to final <br />approval of th/~ development. The Developer is in the process of supplying Staff with the appropriate <br />information needed to complete the analysis of the tree preservation plan <br /> <br />Under the Ma~ter Development Agreement between the City and the Ramsey Town Center LLC, a 90- <br />day window vias set aside to discuss matters pertaining to park and trail dedication fees. This 90-day <br />period original!y ended on December 17, 2003. The City Council extended the review period another 90 <br />days to end inlmid-March, 2004. It is anticipated that an agreement will be reached-regarding the park <br />and trail dedie{ation and fees at that time. Any final resolution of the park and trail matters will be <br />applied to theiRamsey Town Center 2nd Addition plat. Absent an agreement between the City and <br />Ramsey Town iCenter LLC regarding park and trail matters, the City can, at their discretion, require park <br />and trail develdpment fees and/or land dedication. <br /> <br />As part of the approval process, a detailed site plan will be reviewed as part of.the development. Issues <br /> ~ · <br />such as landscaping, architecture, sign placement will be reviewed as part of the site plan process.
