We offer the following comments: <br /> <br />General: TEe preliminary plat is proposing to subdivide a total of 22.4 acres contained within <br />the Ramsey Town Center Addition plat. Approximately 13.5 acres on this plat will be <br />subdivided ~is outlots. The remaining 8.9 acres will platted as residential lots and street right-of- <br />ways. Th¢i subject property is north of the platted right-of-way of East Ramsey Parkway and <br />west of Ramsey Blvd. <br /> <br />Zoning/Density: The property is currently zoned TOwn Center 4b Neighborhood District (TC- <br />4b). The TC'~,4b District allows for residential uses at a net density of up to 15 units per acre. The <br />preliminary iplat shows a net density of 11.5 units per net acre. The TC-4b District allows for <br />townhomes ,and-condominiums. <br /> <br />Lots: The preliminary plat shows 77 townhomes in 16 separate buildings. (7 four-unit <br />buildings, 5 [five-unit buildings, and 4 six-unit buildings). The 22 condominiums are located in <br />three buildii%s (2 eight-unit buildings and 1 ten-unit ). Detailed review of the plans and <br />elevations of these units will be done as part of the site plan approval 'process. <br /> <br />[n reviewing the layout or' the lots and units, Staff had several observations about the lot <br />configuratioh as part or' the sketch plan review. Below is a listing of the concerns and their <br />resolution: <br /> <br />~.oc~tion o/'open space: Staff suggested that the Developer look at relocating the <br />open space contained on [n the middle of the western units.
