HORTON HOMES <br /> By: Patrick Trudgeon, AICP, <br /> Assistant Community Development Director <br /> <br />Background:, <br /> <br />Ramsey Towf~ Center LLC and D.R. Horton Homes have submitted a site plan that proposes to <br />develop 103 attached housing units on 8.9 acres within the Ramsey Town Center. The subject <br />property is noi'th of the platted right-of-way of East RamseY Parkway and west of Ramsey Blvd. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site Plan dated December 23, 2003, Revised January 16, 2004 <br />Architectural Elevations <br />City Staff R. eview Letter dated January 30, 2004 <br /> <br />Notification: <br /> <br />State statute Roes not require notification of site plans. However, property owners within 700 feet <br />of the subject iproperty were notified of the public hearing for the preliminary plat. <br /> <br />Observations: <br /> <br />The site plansshows 77 townhomes in 16 separate buildings. (7 four-unit buildings, 5 five-unit <br />buildings, and 4 six-unit buildings). The 22 condominiums are located in three buildings (2 <br />eight-unit buildings and 1 ten-unit). <br /> <br />The property ;is currently zoned Town Center 4b Neighborhood Distric;r (TC-4b). The TC-4b <br />District allow~ for residential uses at a net density of up to 15 units per. acre. The site plan shows <br />a net density of 11.5 units per net acre. The TC-4b District allows for townhomes and <br />condominium~. <br /> <br />Staff has received architectural elevations and floor plans for the units. The development is <br />proposing two different attached housing styles (row house units and back to back units). Both <br />styles will halve exterior materials comprised of three different types of vinyl siding, with one <br />style a "shakeW style to provide some variety and texture. The Developer has indicated that they <br />will utilize 3:4 color schemes (white, medium gray, sand, and clay) with the fascia being either <br />white or a dark color. You have also indicated to staff that you will be utilizing accents of green <br />and terra cotta around certain architectural features as well as on the doors and porches. There <br />will be masonry (rock-face block) below the window sills on the first floor. The roof will be <br />comprised of asphalt shingles of a complementary color.
