Site Plan Review: Ramsey Town Center 2nd Addition <br />Janua~ 30, 2004 <br />Page 4 of 5 <br /> <br />Landscnping: The total area of the site is 389,349 square feet (impervious area is 274,536 <br />square t'eet and the pervious area is 114,813 square feet). When the newly adopted canopy cover <br />lbrmula is applied, it results in the need for a minimum of 80,956 square feet of crown cover <br />throughout the site (ratio of impervious area to total area multiplied by the pervious area). Also, <br />the planting schedule shall consist of no [ess than 25% coniferous and no less than 25% <br />deciduous trees. <br /> <br />The landscaping plan dated December 23, 2003 indicates that a total of 397 trees will be installed <br />(122 oversto~ and 275 ornamental trees) as well as 1,632 shrubs. The total canopy cover of <br />these trees and sin:ubs exceeds the requirements for this development. However, no coniferous <br />species are included. All species indicated in the species palette are acceptable or preferred as <br />outlined in the Ramsey Tree Book. Additionally, all plants meet or exceed the minimum size <br />requirements. <br /> <br />A revised landscaping plan should be submitted that incorporates coniferous trees into the <br />planting schedule. Again, no less than 25% of the trees planted shall be coniferous. The Ramsey <br />Tree Book can be referenced to help determine preferred and/or acceptable species. Also, Staff <br />would recommend at least some shrubbery be included around the back to back units as <br />~bundation plantings. <br /> <br />There are a couple of points of concern regarding the general location of street trees. First, no <br />trees can be planted within thir¢'-five (35) feet of the back of curb of any intersecting street. It <br />appears that many of the %orner" trees on the'plan are close to the minimum distance of thirty- <br />five (35) feet from the back of curb. This is something that will require attention in the field <br />when the trees are installed. Additionally, no tree shall be planted within fifteen (15) feet of a <br />hydrant. If a conflict does exist, the spacing of the trees may need to be adjusted or a tree(s) may <br />need to be eliminated t'rom the planting schedule. <br /> <br />Ground Cover/h'ritlation: The development is required to establish sod in all areas not <br />improved with structures or pavement. An irrigation system will need to be provided throughout- <br />the development where sodded and landscaped areas will be established. Any irrigation systems <br />will need to be reviewed and approved by the City Engineer. <br /> <br />Mailbox Location: The placement of mailboxes for the townhome units should be located along <br />the private streets when possible. Location of mailboxes along public streets will need to be <br />clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br />Address Signage: The City will be requiring an address location sign (specifying the units <br />addresses) to be placed at the entrance o~' all private streets. The required signage will assist <br />emergency services in locating a specific unit when called to the site. tn order to assist Staff [n <br />review o~' the placement of signs and to ensure an orderly look of tile site, please submit to Staff a <br />sign placement plan. Tile plan should show the location and style o.f all street signs, address <br />signs, traIt2c control signs, and other plmmed signs. The address signage is subject to the review <br /> <br /> <br />
