MEMO <br /> <br />DATE: <br /> <br />TO: <br /> <br />FROM: <br /> <br />RE: <br /> <br />February 9, 2004 <br /> <br />Economic Development Authority (EDA) <br /> <br />Megan Wald and Sean Sullivan <br /> <br />Staff Update <br /> <br />In an attempt to provide a more consistent update <br /> to the EDA, the Update has been re-formatted <br /> <br />Town Center.'. The Planning Commission will review the preliminary plat for the first residential <br />development to be constructed within the Town Center on Thursday, February 9, 2004. D. R. <br />Horton is proposing to develop 22.4 acres, 13.5 acres will be platted as outlots, for the time <br />being, and 8.9 acres will be platted for residential lots. The preliminary plat is proposing 77 <br />townhomes and 22 condominium units; for a net density of 11.5 units per net acre. <br /> <br />Discussions continue to occur between staff and the developer regarding future residential and <br />commercial tenants. <br /> <br />New Business,~rospects: Inquiries from prospective businesses are beginning to accelerate as <br />we approach Spring. It is encouraging to see this much activity this early in the year. Most of <br />the businesses are in the manufacturing sector which is good news for the industrial market. The <br />sizes of the businesses range from 4,000 S.F. all the way up to 220,000 S.F. Once these <br />businesses have started negotiations with the city more information will be provided to the EDA. <br /> <br />New Develonment, s (residential and commercial): As previously stated, staff received a <br />preliminary plat from D.R. Horton to develop 77 townhomes and 22 condominium units. Staff <br />anticipates the preliminary plat application for Rivenwick Village will be received in time to be <br />reviewed by the Planning Commission at their March meeting. Rivenwick Village is located <br />south of Highway #10 and north of Riverdale Drive, the property is zoned Mixed-Use. The first <br />phase of the development will consist of carriage townhomes mixed with several different styles <br />of one level and two level living townhomes. Subsequent phases will be developed with <br />commercial and retail tenants. <br /> <br />Business Gron,d Openings: Staff will be working closely with the Anoka Area Chamber of <br />Commerce to aSsist with coordinating Ramey business grand openings. Staff will continue to let <br />the business community know City Staff, elected officials, and the Anoka Area Chamber of <br />Commerce are more than willing to assist with and attend grand openings. <br /> <br />Staff is unaware of any up and coming grand openings. <br /> <br />Marketing Initiatives: Staff will be discussing with the EDA possible ideas for distributing the <br />Balancing Growth and Don't Break the Bank pieces. <br /> <br /> <br />
