Voting <br />No: None. Abstain: Chairperson Nixt and Commissioner Shepherd. Absent: Commissioner <br />Johnson. <br /> <br />NOTE CITY COUNCIL MINUTES <br /> <br />1) City Council regular meeting minutes dated October 28, 2003 <br />2) City Council regular meeting minutes dated November 10, 2003 <br /> <br />Chairperson Nixt noted the City Council minutes. He stated the City Council added several <br />amendments on the Lonny Menard case that he thought were very good. <br /> <br />PUBLIC HEARINGS/COMMISSION BUSINESS <br /> <br />Case itl: <br /> <br />Request for Sketch Plat Approval of Alpine Woods; Case of Oakwood Land <br />Development <br /> <br />Presentation <br />Associate Planner Geisler advised that Oakwood Land Development has applied for sketch plan <br />approval to create a total of 27 urban single-family lots on six existing parcels located on Sunfish <br />Lake Boulevard and 153rd Lane NW. She indicated there are a total of six existing homes on the <br />property; four of which will remain after development. She stated the plat will require a <br />Comprehensive Plan Amendment to extend the Metropolitan Urban Service Area to include the <br />subject property. <br /> <br />Associate Planner Geisler explained all the proposed lots appear to meet urban single-family <br />standards for width, size and frontage on a public road. She stated the proposed plat will gain <br />access from 153rd Lane NW and Sunfish Lake Boulevard. The Sunfish Lake Boulevard access <br />will line up with the new access being created for the Alpine Acres development on the east side <br />of Sunfish Lake Boulevard. She indicated Staff is requesting that the applicant explore the <br />possibility of providing a stub street to serve the lots in the southeastern portion of the plat, <br />should they deX, elop in the future. She noted the proposed plat will be reviewed for park <br />dedication requirements by the Park Commission at their December meeting. <br /> <br />Associate Planner Geisler indicated Staff recommends approval of the sketch plan. <br /> <br />Commission / Public Input <br />Chairperson Nixt indicated although this is not a public hearing, he will take public comments <br />since it is a significant event. He stated he has reviewed this, and wants to know what StafFs <br />thought process is on the Comprehensive Plan Amendment and extending the MUSA. <br /> <br />Planning Commission/December 4, 2003 <br /> Page 2of 20 <br /> <br /> <br />
